D\u00fcnyada isteyen herkese, kar\u015f\u0131l\u0131kl\u0131l\u0131k (m\u00fctekabiliyet) ilkesi aranmadan T\u00fcrkiye&#8217;de gayrimenkul sat\u0131labilecek.<\/h1>\n<p>Ankara \/ NationalTurk &#8211; Yabanc\u0131lara m\u00fclk sat\u0131\u015f\u0131n\u0131 serbest b\u0131rakan yasa uygulamas\u0131 yasala\u015f\u0131rken, son dakika d\u00fczenlemesi ile yabanc\u0131ya m\u00fclk sat\u0131\u015f\u0131 da erkene al\u0131nm\u0131\u015f oldu. Yasayla birlikte T\u00fcrk gayrimenkullerini pazarlamak isteyen firmalar da an\u0131nda harekete ge\u00e7ti.<\/p>\n<p>Yabanc\u0131ya m\u00fclk sat\u0131\u015f\u0131nda y\u00fczde 10 s\u0131n\u0131r\u0131 kald\u0131r\u0131l\u0131yor. Bu defa, yabanc\u0131lara sat\u0131lacak arazi miktar\u0131 \u00fclke genelinde %10&#8217;u ge\u00e7meyecek. Bu da T\u00fcrkiye\u2019nin y\u00fcz\u00f6l\u00e7\u00fcm\u00fcne g\u00f6re 78 bin km2 lik alan\u0131n sat\u0131labilecek oldu\u011fu anlam\u0131na geliyor. Y\u00fcr\u00fcrl\u00fckteki uygulamada il ve il\u00e7elerin y\u00fcz\u00f6l\u00e7\u00fcm\u00fcn\u00fcn en fazla y\u00fczde 10\u2019luk b\u00f6l\u00fcm\u00fc yabanc\u0131lara sat\u0131labiliyordu. Son de\u011fi\u015fiklikle il\u00e7elerin ve illerin tamam\u0131, hatta bir b\u00f6lgenin tamam\u0131 yabanc\u0131lar\u0131n tapulu mal\u0131 olabilecek.<\/p>\n<p>AKP iktidar\u0131 uzun d\u00f6nemli bir taktik uygulama yolunda : \u0130stakoz ha\u015flama takti\u011fi! Yabanc\u0131ya sat\u0131\u015fta s\u0131n\u0131r; \u00f6nce il imar plan\u0131n\u0131n binde 5\u2019i idi, sonra y\u00fczde 10\u2019una \u00e7\u0131kar\u0131ld\u0131, bu yasa ile ise \u00fclke genelinin y\u00fczde 10\u2019una \u00e7\u0131kar\u0131l\u0131yor. Anlayaca\u011f\u0131n\u0131z \u00fclkemiz sat\u0131\u015fta.<\/p>\n<p>Tasar\u0131da toprak sat\u0131\u015f\u0131 ki\u015fi ba\u015f\u0131na 30 hektara y\u00fckseltiliyor, yani 300 d\u00f6n\u00fcm veya 300.000 m2<\/p>\n<h2>Yabanc\u0131ya m\u00fclk sat\u0131\u015f\u0131 yasas\u0131 ba\u015flad\u0131 ,yasan\u0131n yeni\u00a0\u015fartlar\u0131 :<\/h2>\n<p>1- \u0130l\u00e7e baz\u0131nda yabanc\u0131lar\u0131n alaca\u011f\u0131 gayrimenkul toplam\u0131 y\u00fczde 10\u2019u ve ki\u015fi ba\u015f\u0131na her hal\u00fck\u00e2rda 30 hektar (300 d\u00f6n\u00fcm\u00fc) ge\u00e7meyecektir. Ancak Bakanlar Kurulu bu miktar\u0131 600 d\u00f6n\u00fcme \u00e7\u0131karabilecektir.<\/p>\n<p>2- Yap\u0131s\u0131z ta\u015f\u0131nmaz alan yabanc\u0131lar 2 y\u0131l i\u00e7inde proje geli\u015ftirmek ve yat\u0131r\u0131m s\u00fcresinde de yat\u0131r\u0131m\u0131 ger\u00e7ekle\u015ftirmek zorundad\u0131rlar.<\/p>\n<p>T\u00fczelki\u015filerin m\u00fclk edinmelerinde de yenilikler getirildi.<\/p>\n<p>1- Uluslararas\u0131 \u015firketler de yabanc\u0131 m\u00fclk edinebilecekler.<\/p>\n<p>2- G\u00fcvenlik b\u00f6lgelerinde m\u00fclk edinmek yine izne ba\u011fl\u0131 olacak.<\/p>\n<p>3- Ta\u015f\u0131nmaz rehini tesisinde veya ta\u015f\u0131maz rehininin paraya \u00e7evrilmesi kapsam\u0131ndaki m\u00fclkiyet edinimlerinde, \u015firket birle\u015fmelerinden ve b\u00f6l\u00fcnmelerinden do\u011fan ta\u015f\u0131nmaz edinimlerinde ve \u00f6zel yat\u0131r\u0131m b\u00f6lgelerindeki ta\u015f\u0131nmaz m\u00fclkiyeti ve s\u0131n\u0131rl\u0131 ayn\u0131 hak edinimlerinde bu izin uygulanmayacak.<\/p>\n<p>4- Bankalarla ilgili olarak 5411 say\u0131l\u0131 Bankac\u0131l\u0131k Kanunu \u00e7er\u00e7evesinde kredi olarak say\u0131lan i\u015flemler nedeniyle alacaklar\u0131n\u0131n tahsili amac\u0131yla edindikleri ta\u015f\u0131nmazlarda da izin alma i\u015flemi uygulanmayacakt\u0131r. Ancak bankalar alacaklar\u0131na mahsuben almak zorunda kald\u0131klar\u0131 ta\u015f\u0131nmazlar\u0131 \u00fc\u00e7 y\u0131l i\u00e7erisinde elden \u00e7\u0131karmak zorundad\u0131rlar.<\/p>\n<p>Al\u0131nan arazinin i\u015fyeri ve mesken olarak kullan\u0131lmas\u0131 \u015fart\u0131 kald\u0131r\u0131l\u0131yor. B\u00f6ylece, tar\u0131m alanlar\u0131 da sat\u0131\u015f kapsam\u0131na al\u0131nm\u0131\u015f oluyor.<\/p>\n<p>\u00dclke menfaatlerinin gerektirdi\u011fi hallerde, Bakanlar Kurulu&#8217;nca belirlenen \u00fclkelerin vatanda\u015f\u0131 olan yabanc\u0131 ki\u015filer T\u00fcrkiye&#8217;de ta\u015f\u0131nmaz edinebilecek.<\/p>\n<h3>Yabanc\u0131ya m\u00fclk sat\u0131\u015f\u0131 yasas\u0131 ba\u015flamas\u0131 ile birlikte T\u00fcrk gayrimenkullerini pazarlamak isteyen yabanc\u0131 firmalar da harekete ge\u00e7mekte gecikmedi<\/h3>\n<p>T\u00fcrkiye\u2019deki gayrimenkulleri farkl\u0131 \u00fclkelerde pazarlamak isteyenler \u00e7al\u0131\u015fmalara ge\u00e7erken \u0130ngiliz k\u00f6kenli Spot Blue firmas\u0131 T\u00fcrk gayrimenkullerini 25 \u00fclkede pazarlamak i\u00e7in giri\u015fimlere ba\u015flad\u0131. Bu arada T\u00fcrk firmas\u0131 InvestPro GmbH, yurt d\u0131\u015f\u0131 konut sat\u0131\u015f ofislerini a\u00e7t\u0131.
