T\u00dcROB Ba\u015fkan\u0131 Timur Bay\u0131nd\u0131r, otellerin ortalama y\u00fczde 30 dolulukla \u00e7al\u0131\u015ft\u0131\u011f\u0131n\u0131 belirterek, \u201cBu da tamamen zarar anlam\u0131na geliyor. Bu k\u0131\u015f Antalya otelleri gibi \u00e7al\u0131\u015fmalar\u0131na ara veren oteller \u0130stanbul\u2019da da olabilir\u201d dedi.<\/p>\n<p>Son iki y\u0131lda otel doluluk ve oda fiyatlar\u0131ndaki seyir, sekt\u00f6r\u00fcn kaydetti\u011fi gerilemeyi net bir \u015fekilde ortaya koyuyor. \u0130ki y\u0131l \u00f6ncesine kadar T\u00fcrk turizminin iki b\u00fcy\u00fck kalesi \u0130stanbul ve Antalya, hem doluluk hem de fiyatlarda Avrupa\u2019n\u0131n zirvesine oynarken, tablo bug\u00fcn tamamen tersine d\u00f6nm\u00fc\u015f durumda. T\u00fcrkiye Otelciler Birli\u011fi\u2019nin (T\u00dcROB) a\u00e7\u0131klad\u0131\u011f\u0131, d\u00fcnya \u00e7ap\u0131nda veri ve analiz \u015firketi STR Global&#8217;in haz\u0131rlad\u0131\u011f\u0131 \u2018Ekim 2016 \u00dclke Performans Raporu\u2019na g\u00f6re, her iki \u015fehir de Avrupa\u2019da en fazla turist kaybeden iki turizm merkezi olarak \u00f6ne \u00e7\u0131kt\u0131. Bu iki \u015fehirdeki turist kayb\u0131 T\u00fcrkiye ortalamas\u0131n\u0131 da a\u015fa\u011f\u0131 \u00e7ekti. Rakamlar\u0131 analiz eden T\u00dcROB, iki y\u0131l \u00f6ncesiyle de kar\u015f\u0131la\u015ft\u0131rma yapt\u0131. Buna g\u00f6re, T\u00fcrkiye&#8217;nin Ekim 2016 otel doluluklar\u0131n\u0131n 2015 y\u0131l\u0131n\u0131n ayn\u0131 d\u00f6nemine oranla 14 d\u00fc\u015f\u00fc\u015f y\u00fczde 52.2 olarak kaydedildi\u011fi belirtildi. Bu oran Ekim 2015\u2019te y\u00fczde 60.7, Ekim 2014\u2019te y\u00fczde 63.8 olmu\u015ftu.<\/p>\n<!-- Error, Advert is not available at this time due to schedule\/geolocation restrictions! -->\n<p>T\u00fcrkiye Ekim ay\u0131ndaki y\u00fczde 52.2 doluluk oran\u0131 ile Avrupa \u00fclkeleri aras\u0131nda en d\u00fc\u015f\u00fck doluluk oran\u0131na sahip \u00fclke unvan\u0131n\u0131 maalesef s\u00fcrd\u00fcr\u00fcrken, 10 ayl\u0131k d\u00f6nemde de T\u00fcrkiye, doluluklardaki y\u00fczde 20.8&#8217;lik d\u00fc\u015f\u00fc\u015f ile t\u00fcm Avrupa&#8217;da en b\u00fcy\u00fck d\u00fc\u015f\u00fc\u015f oran\u0131 g\u00f6steren ve y\u00fczde 50.4 doluluk ile en d\u00fc\u015f\u00fck doluluk oran\u0131na sahip \u00fclke oldu. Bu oran 2015\u2019in ilk 10 ay\u0131nda y\u00fczde 63.7, 2014\u2019\u00fcn ilk 10 ay\u0131nda y\u00fczde 62.7 olmu\u015ftu. T\u00fcrkiye ayr\u0131ca, 2016 y\u0131l\u0131n\u0131n 10 ay\u0131nda y\u00fczde 41.9 d\u00fc\u015f\u00fc\u015f ile oda gelirlerinde en b\u00fcy\u00fck kayb\u0131 ya\u015fayan \u00fclke oldu.<\/p>\n<h3>Evini sat\u0131p \u00f6demelerini yapan otelci var<\/h3>\n<p>Doluluk rakamlar\u0131 de\u011ferlendiren T\u00dcROB Ba\u015fkan\u0131 Timur Bay\u0131nd\u0131r, \u201cBug\u00fcnlerde \u00e7ok say\u0131da konaklama tesisinin kapal\u0131 oldu\u011fu, gerek kapat\u0131lan gerekse faaliyetini s\u00fcrd\u00fcrme gayreti i\u00e7inde olan tesislerde bir\u00e7ok \u00e7al\u0131\u015fan\u0131n i\u015f akitlerinin sonland\u0131r\u0131ld\u0131\u011f\u0131 ve i\u015fsiz kald\u0131klar\u0131n\u0131 \u00fcz\u00fcnt\u00fc ile g\u00f6r\u00fcyoruz\u201d dedi. Bu y\u0131l otellerin ortalama y\u00fczde 30 dolulukla \u00e7al\u0131\u015ft\u0131\u011f\u0131n\u0131 ifade eden Bay\u0131nd\u0131r, \u201cBu y\u00fczde 30, tamamen zarar anlam\u0131na geliyor. Bir\u00e7ok otel, kiras\u0131n\u0131, personel maa\u015flar\u0131n\u0131 \u00f6deyemedi. \u00d6demelerini yapmak i\u00e7in evini satan otel sahipleri bile var. Sekt\u00f6rde minimum y\u00fczde 40 personel kayb\u0131 oldu\u201d diye konu\u015ftu. Bug\u00fcn itibariyle otellerin en b\u00fcy\u00fck sorunlar\u0131n\u0131n ba\u015f\u0131nda bankalarla ya\u015fanan s\u0131k\u0131nt\u0131lar geldi\u011fini ifade eden Bay\u0131nd\u0131r, \u201cPek \u00e7ok i\u015fletme banka kredisi y\u00fck\u00fc alt\u0131nda. Turist say\u0131s\u0131ndaki art\u0131\u015f\u0131n \u00e7ift haneli olaca\u011f\u0131 beklentisiyle \u00f6zellikle son d\u00f6nemde yap\u0131lan yat\u0131r\u0131mlar\u0131n kredi geri \u00f6demelerinde sorunlar ya\u015fan\u0131yor. Ancak \u0130stanbul bir merkezdir\u201d diyen Bay\u0131nd\u0131r, \u015funlar\u0131 s\u00f6yledi:<\/p>\n<p>\u201cHerkes \u0130stanbul\u2019a gelir ve buradan ba\u015fka yerlere ge\u00e7er. S\u0131k\u0131nt\u0131 sadece yabanc\u0131larda de\u011fil, yerli m\u00fc\u015fteri trafi\u011fi de durdu. \u015eehir otelleri de destekler kapsam\u0131na al\u0131nmal\u0131. Bug\u00fcne kadar \u0130stanbul\u2019da \u2018\u00fc\u00e7 ay oteli kapatay\u0131m sezonda a\u00e7ar\u0131m\u2019 diye bir uygulama yoktu. Ama bu k\u0131\u015f Antalya otelleri gibi \u00e7al\u0131\u015fmalar\u0131na ara veren oteller \u0130stanbul\u2019da da olabilir.<\/p>\n<h4>2017 daha k\u00f6t\u00fc olabilir<\/h4>\n<p>2017\u2019nin 2016\u2019dan daha k\u00f6t\u00fc olma ihtimalinin de bulundu\u011funa i\u015faret eden Bay\u0131nd\u0131r, \u015funlar\u0131 s\u00f6yledi: \u201c2017 i\u00e7in programlama, tan\u0131t\u0131m \u00e7al\u0131\u015fmalar\u0131na zaman ge\u00e7irmeden ba\u015flamak laz\u0131m, aksi halde 2017\u2019yi de kaybedebiliriz. Ba\u015fta \u0130stanbul olmak \u00fczere T\u00fcrkiye\u2019nin \u2018g\u00fcvenli\u2019 bir \u00fclke oldu\u011fu mesaj\u0131 veriyoruz. Kamu y\u00f6netimi bu konuda \u00f6nderlik etmeli. K\u00fclt\u00fcr ve Turizm Bakanl\u0131\u011f\u0131 koordinasyonunda tek elden ilgili her bir \u00fclke baz\u0131nda o \u00fclkeden gelebileceklerin beklentilerini \u00f6ne \u00e7\u0131karan tan\u0131t\u0131m\/pazarlama sa\u011flanmal\u0131.\u201d<\/p>\n<h5>Bor\u00e7 iptali de\u011fil, sadece erteleme istiyoruz<\/h5>\n<p>Bay\u0131nd\u0131r, sekt\u00f6rdeki s\u0131k\u0131nt\u0131lar\u0131n a\u015f\u0131lmas\u0131 i\u00e7in ilk a\u015famada al\u0131nmas\u0131 gereken \u00f6nlemleri ise \u015f\u00f6yle s\u0131ralad\u0131:<\/p>\n<!-- Error, Advert is not available at this time due to schedule\/geolocation restrictions! -->\n<p>\u201cSekt\u00f6rdeki istihdam ve i\u015fletme altyap\u0131s\u0131n\u0131 ayakta tutmak \u00fczere \u00e7ok acil olarak K\u00fclt\u00fcr ve Turizm Bakanl\u0131\u011f\u0131\u2019ndan belgeli konaklama i\u015fletmelerinin tahakkuk eden\/edecek SGK ve muhtasar \u00f6demelerinin faizsiz olarak ertelenmesi, \u00f6demelerin takip eden y\u0131ldan itibaren yap\u0131land\u0131r\u0131lmas\u0131 sa\u011flanmal\u0131d\u0131r. 2016 ve 2017 y\u0131llar\u0131 Kurumlar Vergisi \u00f6demeleri faizsiz olarak ertelenmesi, \u00f6demelerin takip eden y\u0131ldan itibaren yap\u0131land\u0131r\u0131lmas\u0131 sa\u011flanmal\u0131. Mevcut bor\u00e7 stoku ve sermaye ak\u0131\u015f\u0131n\u0131n normale d\u00f6nmesinin sa\u011flanmas\u0131 amac\u0131 ile d\u00fc\u015f\u00fck faizli ve uzun vadeli i\u015fletme kredilerinin kulland\u0131r\u0131lmas\u0131 sa\u011flanmal\u0131d\u0131r. Konaklama Sekt\u00f6r\u00fc \u00e7al\u0131\u015fanlar\u0131na ili\u015fkin olarak ba\u015fta \u2018k\u0131sa \u00e7al\u0131\u015fma\u2019 se\u00e7ene\u011fi olmak \u00fczere esnek \u00e7al\u0131\u015fma modeli en k\u0131sa s\u00fcre i\u00e7erisinde hayata ge\u00e7irilmelidir.\u201d<\/p>\n<h5>\u0130stanbul\u2019da oda fiyat\u0131 152 Euro\u2019dan 85 Euro\u2019ya<\/h5>\n<p>\u00d6te yandan turizmin kalelerinde de Ekim ay\u0131 doluluklar\u0131 belli oldu. T\u00fcrkiye\u2019nin en \u00f6nemli turizm \u015fehri \u0130stanbul\u2019da Ekim 2016 otel doluluklar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine k\u0131yasla y\u00fczde 18.8 d\u00fc\u015ferek y\u00fczde 52.3 olarak ger\u00e7ekle\u015fti. Ekim 2015\u2019te bu oran y\u00fczde 64.4, Ekim 2014\u2019te y\u00fczde 67.6 olmu\u015ftu. ADR (Average Daily Rate) olarak adland\u0131r\u0131lan ortalama g\u00fcnl\u00fck sat\u0131lan oda bedeli ise 85.5 Euro oldu ve 2015\u2019e g\u00f6re y\u00fczde 29.6 d\u00fc\u015f\u00fc\u015f g\u00f6sterdi. Ekim 2015\u2019te bu rakam 121.4 Euro, Ekim 2014\u2019te 152.5 Euro olmu\u015ftu. En \u00f6nemli d\u00fc\u015f\u00fc\u015f ise toplam oda say\u0131s\u0131 \u00fczerinden odaba\u015f\u0131 elde edilen gelirlerde (RevPAR) ya\u015fand\u0131. RevPAR, ge\u00e7en y\u0131la oranla y\u00fczde 42.9 d\u00fc\u015f\u00fc\u015f g\u00f6sterdi ve 44.7 Euro olarak \u00f6l\u00e7\u00fcld\u00fc. Bu rakam Ocak-Ekim 2015\u2019te 124.1 Euro, Ocak-Ekim 2014\u2019te 138.2 Euro olmu\u015ftu. Oda ba\u015f\u0131 elde edilen gelir 10 ayda 45.8 Euro oldu. Ortalama g\u00fcnl\u00fck sat\u0131lan oda bedeli 62.5 Euro olarak, 2015\u2019e g\u00f6re y\u00fczde 29.5\u2019lik d\u00fc\u015f\u00fc\u015f g\u00f6sterdi. Ekim 2015\u2019te bu rakam 88.6 Euro, Ekim 2014\u2019te 90.5 Euro olmu\u015ftu. Bu oran Ekim 2015\u2019te 63.6, Ekim 2014\u2019te 61.3 olmu\u015ftu.
